Our director Mike Atkinson joined Tim Beverage on the OneRoof Radio Show recently to talk through what’s happening in the New Zealand rental market right now.

They covered a lot of ground in a short space of time, including why rents have been flat since late 2024, how the wave of new apartments and townhouses is affecting supply, what rising rates and insurance costs mean for landlords, and how the current market compares to the rental landscape of a few years ago.

They also dig into the government’s proposal that social housing tenants pay 30 percent of their income on rent, and whether that figure reflects reality for private renters in Auckland. Mike also touches on the tenancy tribunal and what rights tenants have if they feel they’ve been unfairly issued a notice to vacate, which prompted some great calls from listeners with real-life stories.

It’s a good, honest conversation about where things are at, and well worth a listen whether you’re a landlord or a tenant.
